THE PROPERTY WAS ANNEXED TO THE CITY WITH LOW DENSITY RESIDENTIAL AND SINGLE-FAMILY E2 ZONING THE PROJECT WAS DELAYED DUE TO THE NEED TO ADOPT THE PROPERTY RIGHTS ELEMENT UNTIL DECEMBER 20, 2021, FOR APPROVAL OF THE FUTURE LAND USE CHANGE FOR THE PARCEL FROM LOW DENSITY RESIDENTIAL TO GC GENERAL COMMERCIAL AND ZONING CHANGE FOR THE PARCEL FROM E2 TO C3, WHICH WAS JUST APPROVED DURING THIS PUBLIC HEARING. THE SITE PLAN CONSISTS OF 503 COVERED RV SPACES, 3 TO 16 TREES, 327 POUNDS, 1780 SHRUBS, A POND WITH A WATER FEATURE TREE PROTECTION AREA TO A TEMPORARY SALES TRAILER AND PETERS ROAD TO MEET THE COUNTY STANDARDS. STAFF RECOMMENDS APPROVAL OF THE PROJECT WITH THE FOLLOWING CONDITIONS NUMBER ONE PURSUANT TO CITY CODE SECTION 123 Ã60 6D, TREE PROTECTION MITIGATION A FINAL TREE MITIGATION PLAN SHOULD BE APPROVEDBY THE STAFF PRIOR TO THE ISSUANCE . NUMBER TWO IS TO CERTIFY THE LETTER OF COMPLETION BY A LANDSCAPE ARCHITECT AND LANDSCAPE BOND PURSUANT TO CITY CODE SECTION 123 ÃSIX SHALL BE REQUIRED BEFORE THE FINAL CERTIFICATE OF OCCUPANCY IS APPROVED FOR THE SITE AND NUMBER THREE IS OFFICE BUILDING IS BEING DEFINED AS TEMPORARY BY THE APPLICANT, A TEMPORARY USE APPLICATION OF THE PLANNING DEPARTMENT WILL NEED TO BE APPLIED FOR ON ANNUAL BASIS UNTIL THE BUILDING IS REMOVED FROM THE SITE.
