I DEFINITELY SEE THERE'S NOT A LOT OF BOATING OPPORTUNITIES, SO EVERYBODY IS UPSET. PIERCE THAN CONDOS OR REDEVELOPING THE PIECE OF PROPERTY. IT'S GOING TO HOLD A LOT MORE BOATS THAN HOLDING A PARKING LOT IN TRAILERS ANYWAY. THE BOOKS CAN STORE THERE.

IT'S JUST GOING TO SERVE A DIFFERENT PURPOSE AND YOU WILL BE ABLE TO USE A DIFFERENT WAY.

IT'S ALSO GOING TO BE USABLE FOR MORE THAN JUST PEOPLE ABOUT THEIR TRAILERS.

E HAS USED HIS EXTENSIONS AND HE IS ASKING US TO DO THIS HAS BEEN GOING ON FOR 322 DAYS. THINK ABOUT THE EMPLOYEES ABILITY TO EMPLOY SPRING BOTH ANNOUNCED IT'S NOT FOR THE PEOPLE WHO HAVE EVERY DAY EXPENSES LIKE US. WHEN ASKED WHAT TYPE OF MARINE RELATED USE IS MOST IMPORTANT FOR THE REDEVELOPMENT OF FISHERMAN'S WHARF, THE TOP THREE ANSWERS WERE PUBLIC BUT RAMPS, RECREATIONAL USE AND A FERRY SERVICE.

WHEN ASKED WHAT EXCITES YOU THE MOST ABOUT THE FUTURE OF FISHERMAN'S WHARF AREA, THE TOP ANSWER IS EXPANDED PUBLIC ACCESS TO THE WATERFRONT. IT TOP TWO ANSWERS RESTAURANTS AND A BOAT RAMP. SO THIS GLOBAL CHART, WE HAVE LOOKED AT THIS ON MANY OCCASIONS WITH KINGS LANDING AND FISHERMAN'S WHARF AND IT KIND OF TAKES THIS LARGE DEVELOPMENT AGREEMENT AND PUTS IT INTO STACKABLE CONTENT THAT WE CAN UNDERSTAND SO WE HAVE THE BLUE BUBBLES THAT ARE PIERCE ONE'S OBLIGATIONS BLUE BELL WOULD BE THE CITY'S APPLICATIONS AND CREAM WOULD BE BOTH OF OURS. THE DUE DILIGENCE PERIOD WAS 120 DAYS LONG FROM THE EXECUTION DATE OF THE AGREEMENT WHICH WAS BACK IN AUGUST 2021 THAT'S ENDED.

THE APPROVAL PERIOD, HOWEVER, WITH AND EXTENDING BECAUSE OF THE TITLE OBJECTIONS WHICH I WILL LET YOU IN A MOMENT. IF WE EXTEND OR APPROVE THIS AMENDMENT TONIGHT, THE APPROVAL PERIOD WILL GO UNTIL SEPTEMBER 12 OF 2023. SO THE YELLOW OBLIGATIONS ARE CITIES. THAT'S ALL WE ARE RIGHT NOW. WE STILL HAVE A LONG WAY TO GO TO THE AGREEMENT.

ALSO IN THE AGREEMENT, THE CITY'S OBLIGATION IS TO GIVE AN INTERLOCAL AGREEMENT FOR THE ST. LUCIE COUNTY PARCELS THAT ARE CURRENTLY USED FOR PUBLIC PARKING. WE HAVE HEARD A LOT FROM THE DEVELOPER IN THE COUNTY ABOUT THAT AND THERE IS A DIFFERENT WAY TO GO ABOUT THE PARKING ON THAT SIDE.

WE HAVEN'T INITIATED THAT YET EITHER. THE SITE PLAN DOCUMENT IS PIERCE'S OBLIGATION. THE AGREEMENT FOR BOTH OF OURS. THE CITY'S RESPONSIBILITY TO APPROVE A MUTUALLY AGREED-UPON BUT RAMPING LOCATION. IF YOU RECALL AND MAY RECEIVE THIS PROPOSAL BACK IN 2020, THE BOAT RAMP IS GOING TO BE RETAINED.

THAT'S WHAT WE HAVE IN THE PROPOSAL DOCUMENT AND THAT'S WHAT THEY CEMENTED.

AFTER WE WENT TO THE NEGOTIATION PROCESS, IT WAS DETERMINED THERE WERE TOO MANY COMPETING USES THE BOAT RAMP WOULD NEED TO BE ELSEWHERE. THE CITY MAY TURN THE AGREEMENT THAT IT WAS GOING TO BE HANDLED BY THE DEVELOPER, THE RELOCATION, THE COST OF THE RELOCATION, AS WELL AS THE REPAYMENT OF THE GRANT THAT ST. LUCIE COUNTY ECEIVED TO IMPROVE THAT PROGRAM. SO WE WOULD STILL HAVE TO AGREE UPON WHATEVER THAT BOAT RAMP IS GOING, HOW MUCH THAT'S GOING TO COST, AND THAT WOULD BE THE RESPONSIBILITY OF THE DEVELOPER BECAUSE WE UNDERSTAND HOW IMPORTANT THE PROGRAMS ARE IN THIS COMMUNITY.

HOPEFULLY ST. LUCIE COUNTY CAN GET SOMETHING OFF THE GROUND WITH HARBOUR POINTE PART ONE OF THE COMMENTER'S POINTS EARLIER. FISHERMAN'S WARF IMPROVEMENTS, PEERS WILL IMPROVE THAT ROUTE AND FISHERMAN'S WARF, THE ACTUAL STREET, THAT WOULD BE THERE OBLIGATION.

THEY WOULD HAVE TO OBTAIN ALL THE APPROVALS FROM AGENCIES TO CONSTRUCT THE PROJECT AND ULTIMATELY WE WOULD CLOSE ON THIS PROPERTY. WE WOULD SELL THE PROPERTY TO PIERCE ONE MARINA. THAT'S BASICALLY WHERE WE ARE IN THE AGREEMENT.

WE ARE STILL IN THE APPROVAL PERIOD AND WORKING ON THE CITY'S AND TO REMEDY THESE TITLE OBJECTIONS. ONE OF WHICH BEING THE REVERSIONARY RIGHTS WITH THE STATE ON THE PARCEL IS OWNED BY THE CITY OF FT. PIERCE. IT GOES -- EXTENDS SOUTH BEYOND SEAWAY DRIVE -- DRIVING INCLUDES THE PARK AND OUR ATTORNEY IS WORKING TO THAT.

THE FISHERMAN'S WARF BOAT MAP AND BASIN PROJECT AGREEMENT WITH ST. LUCIE COUNTY THAT THEY COME BEFORE YOU BACK IN NOVEMBER. WE ARE WORKING WITH THE COUNTY THROUGH THAT AND FIGURING OUT WHAT THE BEST PROCESSES TO MOVE FORWARD.
